Leak Repair for South Charlotte Homeowners

The water bill went up and nothing looks wrong. There is a damp patch on a ceiling two rooms from any plumbing. A slab is warm in one spot. Hidden leaks announce themselves indirectly, and the expensive mistake is opening walls to go looking. We locate first — acoustically, with pressure isolation, with a thermal camera — and cut once.

Finding it without demolishing the house

We isolate the system and watch the meter to confirm there is a leak at all, then narrow it down zone by zone. Acoustic equipment picks up the sound of pressurised water escaping through a pinhole, even under a slab. Thermal imaging finds the temperature difference a hot-water leak leaves behind a wall.

Common leaks in this area

In homes built through the 1990s we still find failing polybutylene and early copper with pinholes from aggressive water. In newer builds it is much more often a fitting behind a wall that was never quite right, an outdoor hose bib that split over a cold snap, or a toilet flange seal that has been quietly wetting a subfloor for a year.

Then we repair it

Once it is located we repair it properly — replace the failed section, not patch it — and pressure test before closing anything back up. If it turns out the whole system is at the end of its life, we will say so rather than sell you the same repair three more times.

Questions

Leak Repair — questions we get asked

How do I know if I have a hidden leak?

Turn off every fixture in the house and look at your water meter. If the dial still moves, water is going somewhere. A jump in the bill with no change in use, a musty smell, a warm spot on a floor, or paint that will not stop bubbling are all worth a call.

Can you find a leak under a concrete slab?

Yes. Acoustic listening equipment picks up pressurised water escaping under concrete, and we confirm with pressure isolation before anyone breaks anything. Depending on the location and the age of the pipe, a reroute above the slab is sometimes cheaper and less disruptive than opening the floor.

Will my insurance cover it?

Policies commonly cover the resulting water damage but not the failed pipe itself. We document what we find with photos and give you a written report — that is what your adjuster will want to see.
